GENERAL CONTRACTING BUSINESS MEMBERSHIP

MEM – Member………ATL – Atlantic, LLC

Atlantic LLC responsibilities:

  1. Provide four months of “startup” marketing at $4k per month for architecture/general contractor featured listings on Houzz, Google Adwords and regional airport for a new general contracting business.
  2. Provide discounted services through ATL processing center for Architecture, Engineering, Permitting, Construction Oversight, Realty and Accounting, allowing members to manage the new general contracting business that partners with ATL 
  3. Create new LLC e.g.,  “Atlantic Team/Jones, LLC” and a new “Atlantic Team/Jones, LLC” banking account for new general contracting business.
  4. Provide industry standard documents, e.g., proposals, contracts, estimating formulas, invoice forms, etc. for new general contracting business
  5. Sign a formal membership agreement.

Members responsibilities:

  1. Minimum 680 credit score, background and credit check with personal guarantee.
  2. Provide $150k CD backed letter of credit per $1M of gross construction costs for project performance insurance.
  3. Pay a minimum 4k monthly fee or one third of profits (whichever is greater) to ATL with MEM retaining two thirds of net profits
  4. Designates an on-site project manager to partner with ATL for the construction and finances all MEM construction projects.
  5. Reimburse ATL’s $16k in initial “startup” marketing costs within one year of signed agreement.
  6. Continue “startup” marketing after four months if needed
  7. Sign a formal membership agreement.
  8. Processing Center fees are separate from MEM monthly membership fees.

  1. MEM has an option to purchase the new general contracting business 2 years after signing the member’s agreement for a mutually agreed price with owner financing.


REAL ESTATE DEVELOPMENT BUSINESS MEMBERSHIP

MEM – Member………ATL – Atlantic,LLC

  1. MEM qualifying criteria:  Minimum 680 credit score, background and credit check with personal guarantee.
  2. MEM provides a $150k letter of credit for “performance insurance”.
  3. MEM pays a $4k monthly fee per project or 4% of construction cost (whichever is greater) to ATL plus any processing center fees for MEM’s projects.
  4. MEM creates new LLC e.g.,  “ATL Team/Jones, LLC” and “ATL Team/Jones, LLC” banking account for new development business.
  5. Designates an on-site project manager to partner with ATL for the construction and finances all MEM construction projects.
  6. Storefront and broker associate required for realtor business.
  7. MEM retains all profits after partnership fees and processing center fees for MEM’s projects are paid.

  1. ARCHITECTURE/ENGINEERING: Example new two story 5,000 sq ft house under AC with 1,000 sq ft of garage/lanai/porch includes: site plan, two floor plans and four elevations in ¼” scale, electrical, HVAC and plumbing/gas (MEP) plans – $13,500…..(50% less than competitors) Example 600 sq ft addition with minor interior renovations include or complete renovation of 4,000 sq ft house with same architectural/MEP plans – $6,500 (pricing does not include city permit fees)
  2. CONSTRUCTION OVERSIGHT AND PERMITTING: New two-story 5,000 sq ft house or major renovation structural master permit only – $7,500 (AFF responsible for electrical, HVAC and plumbing/gas sub permits)
  3. INTERIOR DESIGN: Example new two-story 5,000 sq ft house under AC or complete renovation of existing 5,000 sq ft house under AC includes: kitchen/bath design and finish selections e.g., cabinets, tops, appliances, plumbing/electric fixtures, tile, paint colors, shower doors, bath accessories, trim, doors, hardware and flooring) – $6,500
  4. REALTY:  All transactions are processed through APC brokerage with AFF doing 100% of the work – no cost to MEM
