JOINT VENTURE PROPERTY IMPROVEMENT PROGRAM

We offer a unique opportunity to commercial property owners who own property in a great location that is underperforming financially. Once we agree on an improvement program (investment/reimbursement schedule) we provide the funding and all auxiliary services to renovate your property one suite at a time using the increased rent to reimburse our costs, improve your building and your bottom line.

CRITERIA:

  1. Building must be in a good location i.e., water views, appreciating area, easy access to main roadways, etc.
  2. Physical condition of building must have 10’ to 12’  high structural ceilings i.e.,  sufficient mechanical services, parking, building structurally sound, etc.

EXAMPLE:

  1. Current gross rent for 2,000 sq ft space @ $18 sq ft = $36k
  2. We invest $80k ($40 sq ft) renovating the space according to specs below and increase rent to $30 sq ft = $60k
  3. Rent disbursement/reimbursement schedule:   ( * includes property mgt. services for renovated unit)

GENERAL RENOVATION SPECIFICATIONS FOR ACTUAL OFFICE SPACE:

  1. Remove interior partitions, acoustical drop ceilings, ceiling lights and AC ductwork to expose structural ceilings for a “creative warehouse loft look” with open space floor plan.
  2. Install new pendant lighting, exposed round aluminum ductwork and painted perimeter walls and trim.
  3. Install new flooring carpet tiles.

Conditions:

  1. Upon completion and leased space, ARB is awarded a 10 year property management agreement for renovated space at 7% annual rate of collected rent.
  2. Building subject to inspection.
  3. Owner responsible for building exterior, common space and site improvements.
